Any Questions or Queries

When you have found a property on our list that you would like to view, we will arrange a convenient time for you to visit the property. You can do this online Book a viewing now. A member of staff will meet you outside the property  to show you around and answer any questions that you may have. Viewings can be during the day or evening to suit. Our representative will allow 10 minutes if you are late. If this is the case, be sure to notify us by telephone.  Program our telephone number into your mobile for convenience..

 

In the event of there being more than one interested party on the same property, WhiteWoods will at our discretion speak with the landlord to ascertain what best suits his or her needs.

 

Once you decide on the right property for you, we ask you to come into one of our branches and place a *administration/reservation fee on the property. This needs to be accompanied with a fully completed and signed Tenancy Application Form with valid Identification i.e.: copy of passport or driving licence. This must be a photo id type. We will then take the property off the market and ensure that it will not be shown to other prospective tenants whilst the decision process is taking place.

 

A credit reference search is carried out on all applicants and further references are required from employers and previous landlords where applicable. This procedure will also be applicable for guarantors should they be requested.

Once all the paperwork is in order and we have satisfactory references we will arrange a move in date with you.  The initial term of tenancy is 6 months (unless otherwise stated).

 

Should an application not be successful or the applicant decides they no longer want the property the administration/reservation* fee will be not be refunded due to administration costs.

We require the deposit and the first months rent in advance.. This can either be paid by cheque, five working days before move in, or a bank transfer in to our account.

card payments and banker’s drafts are accepted on the day of move in. Cleared funds are essential before any move in can commence.

 

Please note: WhiteWoods do not accept cash payments in any of its branches.

 

WhiteWoods will provide a digital video inventory for each property and will notify the council tax, electricity, gas and water authorities of move in date and give the necessary meter readings. We are unable to deal with telephone and cable companies on your behalf.

 

WhiteWoods have undertaken an obligation to the landlord to carry out periodic inspections at the property.  This will happen once every quarter.

 

Some landlords do accept housing benefit tenants.  These properties will have a “Housing benefit accepted” clearly marked in the description of the property in our lettings list.

 

Some Landlords do accept pets in their properties. In these instances a larger deposit bond may be required against dilapidations to the properties that can be caused by pets. You may be required to have carpets and curtains professionally cleaned at the end of the tenancy.
